Ngā Tamariki Puāwai o Tāmaki | Auckland Kindergarten Association (AKA) has been a cornerstone of Early Childhood Education (ECE) in New Zealand since 1908. With 107 kindergartens, four KiNZ centres, five playgroups, and a dedicated support team, we are committed to nurturing young learners.

The Opportunity

We have two exciting opportunities available:

  • Senior Property Manager: This role requires a high level of experience in facilities management, including project management, contract negotiation, and strategic planning. You will be responsible for leading and mentoring the Property Team and overseeing complex capital projects.
  • Property Manager: This role is ideal for a candidate with strong facilities management experience who is eager to develop their leadership skills. You will contribute to the overall property management strategy and be responsible for managing day-to-day operations.
  • Both roles will oversee the facilities and capital works for our Auckland kindergartens and centres. This is an integral role, directly contributing to the success of our tamariki and our mission.


Reporting to the CFO, you will be part of a close-knit Property Team, based at our Support Services office in Greys Avenue, you will regularly visit our centres to:

  • Conduct site audits and facilities management.
  • Develop long-term preventative maintenance plans.
  • Oversee contractors and ensure projects are delivered on time and within budget.
  • Build positive relationships with staff and contractors, focusing on collaborative, solution-oriented outcomes.
  • Your work will directly support the AKA's strategic goals, ensuring our facilities provide the best possible environment for learning and growth.


About You

Senior Property Manager:

  • At least seven years of experience in facilities management across multiple sites, with a strong background in project management and leadership.
  • Proven experience in managing capital projects and leading teams.


Property Manager:

  • At least five years of experience in facilities management across multiple sites, with a background in trades or technical roles.
  • Proven ability to manage contractors and oversee project teams.


Both Roles:

  • Expertise in vendor management and contract tenders.
  • A commitment to health and safety, with knowledge of recent legislation.
  • Construction management experience or relevant tertiary qualifications (preferred but not essential).
  • Familiarity with Council requirements (beneficial).
  • A practical, results-focused approach with excellent communication skills.
  • Experience engaging with diverse stakeholder groups.
  • A full, clean New Zealand driver's licence.
  • The legal right to live and work in New Zealand.
  • Proficiency in MS Office and other basic computer applications.
