Our client is a leading NZX-listed real estate investment vehicle with a significant portfolio of industrial and warehouse properties across New Zealand.
Reporting to the Director – Investment Management & Capital Transactions, the Investment Manager has responsibility for assisting in the setup and day to day operations of the externally managed Partnership/s for the organisation.
The Investment Manager will be responsible for the delivery of all financial and non-financial KPIs for the/se Partnership/s as agreed with the CEO, the Director, the Capital Partners and other stakeholders.
The Investment Manager will therefore be involved with the commercial direction and execution of decisions within the Partnership/s alongside appropriate stakeholders. This role takes also responsibility for leading and managing the Investment Analyst.
Key Responsibilities
- Full responsibility for financial modelling and forecasting for external funds and Partnerships, which includes the monitoring of quality of both input and output from any financial forecasts in all aspects
- Preparation of annual budgets, asset plans and longer-term business / strategy plans with input from other departments from within the organisation (e.g. Property Services, Development, Finance)
- Manage and prepare the quarterly, interim and annual results presentations for the Funds/Partnerships
- Assist in capital structuring decisions and projects via the completion of impact analysis
- Direct the modelling, analysis and evaluation of development, acquisition (M&A), and divestment decisions
- Prepare and present IC and Executive briefing papers to support major investment and capital decisions
- Manage and implement capital structuring decisions and projects via the completion of impact
- Maintain watching brief on the listed property sector overall, with knowledge of current trends and broader market views
- Providing ad hoc analysis and strategic support to the CEO
Your background
- 5-8 years of experience in property funds management, real estate/m&a advisory, investment banking, corporate development/strategy, or related fields
- Strong financial analysis skills, with proficiency in financial modelling, valuation, and investment analysis techniques.
- A strong academic record and a genuine interest in the property and listed real estate sector
- Excellent communication and relationship building skills
- Strong organisational skills and attention to detail, with the ability to manage multiple projects and priorities simultaneously
