About the role

We are seeking a high performing and experienced Development Manager to manage new development or regeneration projects, with the potential to support the acquisitions team. Reporting to the Senior Development Manager, you will be part of a driven team looking to regenerate and expand our property portfolio. 

Key responsibilities will include:

  • Assemble project teams and secure competitive fee proposals for each development project including briefing all consultants and ensuring that all developments fully comply with all relevant NZ Standards and Codes of practice and meet the requirements of the RVA Code of Practice.
  • Managing master planning and design processes to ensure performance specifications are met.
  • Managing budgeted costs, which means procuring, negotiating, documenting and managing construction contracts and consultancy agreements as required.
  • Enable, facilitate and support the development concept creation, and secure relevant briefs and sign offs from all relevant internal managers.
  • Liaise closely with internal and external stakeholders on crucial aspects of projects including Village, Operations, and Support Office team.
  • Ensure all development proposals comply with the project parameters agreed with the Operations, Sales and Clinical teams and also comply with Standard Specifications as outlined in the Metlifecare Development Process Manual.


About you

You will be an experienced Development Manager with commercial property development / project management experience who can hit the ground running with drive and direction. Things that will support your application:

  • A degree qualification in Property, Architecture, Project Management and Construction, Engineering or a related discipline such as Valuation.
  • Detailed understanding of regulatory framework around project development including the Resource Management Act, Building Act, Construction Contracts Act and Building code.
  • Involvement in master planning and experience with managing design processes in accordance with NZCIC guidelines.
  • Demonstrable experience in achieving resource consent, building consent and Code Compliance Certificates for medium to large scale projects.
  • Demonstrable experience procuring and managing construction for medium to large scale projects.
