There is currently a fantastic opportunity within our leading Ray White New Plymouth office for an enthusiastic Property Manager to join Taranaki's trusted real estate business with a proven track record and a firm belief in going further than the extra mile.
Ray White New Plymouth is dedicated to the growth of our property management business and we are seeking an experienced property manager who has a strong focus on communication, work ethic and team culture to join our team!
As a Property Manager, you'll be responsible for overseeing all aspects of property management including inspections, leasing, maintenance coordination, and administrative reporting. The role involves building strong client relationships, attending appointments and appraisals, managing repairs and compliance, and actively prospecting for new business. Ongoing training and a commitment to our company's vision and values are essential to delivering exceptional service and growing within the team.
Key Responsibilities:
- Portfolio management
- Build and foster client relationships to a high standard
- Lease renewal and rent reviews
- Repairs and maintenance
- Lease sign-ups and preparation
- Conducting inspections - routines, entry and exit inspections
- Manage and monitor rent arrears
- Compliance of smoke alarms and pools in accordance with legislation and state regulations
- Leasing including viewings and application processing
- Lodge and process insurance and tribunal claims when required
The ideal candidate will have at least two years of experience as a property manager and must hold a valid driver's licence. Up-to-date knowledge of relevant legislation is essential, and a Real Estate certificate or registration is highly regarded.
Candidate will also have:
- Strong attention to detail with a proactive and confident approach to systems and procedures
- Highly organised with excellent time management; thrives under pressure and in fast-paced environments
- Outstanding customer service and communication skills, with a professional and approachable presentation
- Proven ability to resolve disputes effectively, always aiming for positive outcomes
- Capable of working both independently and collaboratively within a team, and comfortable seeking support when needed
- Proficient in property management software and comfortable with technology
- Genuine interest in property legislation (e.g., RTA), with a passion for ongoing learning and professional development

The position is full time and the successful applicant will be required to work 5 days per week, Monday - Friday between 8am - 5pm). The employee accepts at times they may be required to work outside and above the ordinary hours as business needs dictate.
