The Property team is responsible for the management of Council-owned property assets through the provision of high-quality property advice, effective management and leasing of Council owned real estate, delivery of efficient management of real estate acquisitions and disposals and high level of client focus - gives high priority to anticipating their needs and ensuring client satisfaction.

This is a newly created role recognising a busy upgrade programme and is an opportunity for someone who has a broad property and project skillset. This role is working closely with the Property Operations Manager where you will be instrumental in the phases of upgrade projects with Council buildings transitioning out of public use to project sites working alongside project teams to capture and input valuable property advice to see FM in design considered and collate critical handover documentation for the successful future management of these buildings

Āu ake mahi | What you'll do
The property Transition Lead will advocate and protect property management interests through a planned transition of sites out of business as usual (BAU) and back into BAU such as contracted tasks, overseeing building warrant of fitness interim solutions to best place our property assets to continue managing sites and provide a seamless user experience.

This includes the provision of specialist and technical advice and services across a range of property issues and design elements to ensure that Council-owned property is managed in accordance with good business practice, statutory requirements, Council operating procedures and policies, and management plans. A key requirement for this role will be to develop strong working relationships with internal/external stakeholders to deliver outcomes for Council-owned property assets.

  • Establish and maintain effective and co-operative internal/external relationships with groups and individuals to ensure a fully integrated service is provided to meet the needs of the customer.
  • Promote an energised culture focused on collaborative working in the interests of the Council as a whole.
  • Deliver high-quality customer service and encourage others to do likewise
  • Maintain focus and consistency for self and others during any change or conflict
  • Ensure building maintenance is carried out and building compliance achieved during maintenance and upgrade as required.
  • Manage relationship with Facilities Maintenance providers while buildings are under maintenance and upgrade.
  • Identify additional capital expenditure requirements and provide input into resource allocation and business cases.
  • Using property subject matter expertise to provide practical advice and future proof solutions for complex building projects.

To support the Council to achieve its vision and priorities, you will need to draw on your technical expertise along with your confidence to analyse information to solve problems and make sound decisions. Engaging effectively with our customers to understand and respond to their perspectives and needs is an important aspect to this role as is your ability to work inclusively with people from different backgrounds and with different abilities.

  • Experience and involvement in development of property projects and/or multiple projects with full or partial accountability having regard to project management disciplines.
  • Proven experience in providing building related costs and property technical specialist advice on projects/issues.
  • Assessment of maintenance planning, budgets, and expenditure.
  • Excellent interpersonal skills and negotiation and problem-solving experience, including the ability to influence and build consensus. Effectively managing multiple relationships in a professional and pro-active manner.
  • Excellent verbal and written communication skills. This includes the ability to communicate technical information clearly and effectively to both technical and non-technical team members.
  • Exercising sound judgement and the ability to demonstrate initiative and innovation, with a background in problem identification and solution development.
  • Relevant legislation relating to buildings and compliance including Building Act 2004, including interpretation and application.
  • Contract Management and financial management systems.
  • A tertiary qualification or experience, in property, facilities maintenance or project management is desirable.
