An exciting opportunity has arisen for a seasoned Head of Property to lead the property management division of a leading commercial property portfolio valued at over NZ$600 million. What you'll do:
As the Head of Property, your role will be pivotal in leading our property management division. You will be responsible for ensuring strategic oversight, optimal performance, and effective management of our diverse commercial and residential property portfolios. Your ability to consistently identify creative opportunities will be key in enhancing the value and appeal of our properties. You will also play a crucial role in developing innovative strategic asset repositioning plans, driving initiatives to enhance NOI and property valuations, as well as overseeing comprehensive property development projects.
- Lead the property management team, ensuring alignment with strategic goals and establishing clear, measurable KPIs.
- Develop and execute innovative strategic asset repositioning plans that add exceptional value to the property portfolio.
- Drive initiatives to enhance Net Operating Income (NOI) and property valuations through creative cost control, operational efficiencies, and revenue growth opportunities.
- Identify, structure, and secure cost-effective and innovative funding solutions for property investments and developments.
- Oversee leasing strategies, maintain strong tenant relationships, and ensure high occupancy rates.
- Manage comprehensive property development and upgrade projects from concept to successful completion.

- Bachelor’s degree in Property Management, Real Estate, Business Administration, Finance, or related field (Master’s preferred).
- 8-10 years of senior-level experience in property management, asset management, or real estate investment.
- Proven experience in asset repositioning and innovative value enhancement.
- Strong financial acumen with experience in budgeting, financial analysis, capital planning, and funding negotiations.
- Expert knowledge of New Zealand property laws, lease management, and regulatory compliance.
- Exceptional negotiation skills, strategic leadership ability, and creative problem-solving capabilities.
